Get the most out of your block!

Found the perfect location for your dream home but the block is a little smaller than you had imagined? Don’t let that dishearten you!

A small block of land doesn’t mean you need to compromise on the luxuries of a larger home. It just means you need to prioritise functionality and spend a little more time forward thinking.

Our New Homes Consultant, Jess, is one of those forward thinkers and has 5 simply hacks to help you get the most out of your home.

Make the most of the sunshine ?

Natural light can make a space feel bigger and more connected to the outdoors. Try to position large living room windows on the northern side of the home to really maximise the sunshine all day long.

Build Up ?

High ceilings and large floor-to-ceiling windows don’t take up any additional room and really add to a sense of space. It’s also what makes the space feel light, bright and airy.

Make use of dead space ?

Create built-in storage in those areas that would otherwise be dead space, like adding in overhead cupboards to the kitchen, extra shelving in the garage, a storage area in the roof space or extra shelving above the wardrobes.

Also if you have a large island bench, we can add secret doors to the bar stool side so you can store all those things you only use every now-and-then.

Be smart in the backyard ?

They say life is full of compromise and that is 100% the case when it comes to wanting a big back yard nowadays, so you need to make the most of your outdoor area. Here’s a few tricks Jess has up her sleeve:

? Extend the paving past the alfresco roof line to create the illusion of extra space

? Create zones like a fire pit or BBQ area

? Plant tall & skinny trees close to the boundary like magnolias, ornamental plums or frangipanis (Avoid any bulky shrubs that take up too much space).

? Or even better, put in a vertical garden!

? You can also turn your boring boundary walls into a positive by growing climbing plants on them. The Climbing Fig is Jess’s favourite.

? Another great trick is to install a mirror on the rear boundary wall, behind any planting. It will look like the garden is endless, as opposed to looking like a mirror has been placed somewhere simply for an aesthetic purpose.

Make your rooms multi-purpose ?

Rooms like studies aren’t used all the time, so an easy way to save space is to have a study nook instead of an entire separate room.

If you really want a home office, design the space so that it could be used as a nursery, theatre or guest room later in life. This is easy to do: just add doors, power points and TV points.

There you have it! You can make your home work for you even with a smaller block of land.
